What we buy

Multifamily first. Portfolios, buildings, and houses too.

Our focus is off-market multifamily, mixed-use, and commercial property across Ulster, Dutchess, Greene and Columbia counties — occupied, vacant, or in need of work. If it stands in the valley, we’ll look at it and give you a straight answer fast.

Multifamily — 5+ units

Apartment buildings, stabilized buildings, and portfolios. Tenants in place welcome.

Mixed-use & commercial

Storefronts with apartments above, retail, office, and other commercial buildings.

2 to 4 units

Small multifamily, owner-occupied or fully rented — the buildings tired landlords are ready to hand off.

Houses & land

Single-family homes, estates, vacant houses, acreage, and buildable lots.

How it works

From first call to closing in as little as two weeks

01

Initial call

Ten minutes on the property, the rents, your goals and your timing. Confidential — no listing, no sign, no public process.

02

Walkthrough

One discreet visit with our team. Tenants stay in place — nothing to clean, vacate, or prepare.

03

Written offer in 48 hours

With our numbers shown, next to what listing would likely net you.

04

Close on your date

At a local attorney’s office, 14 days out or months from now.

Who sells to us

Built for owners who don’t want a listing process

Most of what we buy never hits the market. Owners come to us directly — or through a broker or wholesaler — when privacy, certainty, and keeping tenants undisturbed matter more than chasing a top-of-market listing.

Tired landlords

Done with late-night calls, turnover, and deferred maintenance piling up? Sell with tenants in place and let us take the building as it sits — no repairs, no showings, no evictions to arrange.

Partnerships & estates

Partners dissolving, or an estate holding rental property? A single direct sale gives everyone one clean set of numbers and a closing date — no broker tours through occupied units.

Homeowners, too

Inherited a house, facing a move, or sitting on a vacant home that needs work? The same direct offer applies — as-is, no cleanout, no commissions, close when you’re ready.

For homeowners · Cash vs. listing

Own a house? See what listing really costs you

Thinking of listing a house instead? Move the sliders to estimate what you’d walk away with after commissions, closing costs, repairs and months of carrying costs — the landlord math applies to buildings too: vacancy, management time, and deferred work all come off the top. Then compare it to our written offer.

$350,000
$25,000
4 months
$1,500

Estimate only. Assumes 5% commission and 2% seller closing costs. Your actual costs will vary.

If you list

Commission (5%)−$17,500
Closing costs (2%)−$7,000
Repairs−$25,000
Carrying costs−$6,000
Estimated net from listing$294,500

You’d spend about $55,500 and 4 months getting there.

Your options

Two ways to sell. We’ll show you both sets of numbers.

A direct sale isn’t right for everyone — for a building, listing also means broker tours, tenant disruption, and lender inspections. We’re licensed New York real estate brokers. If listing would leave you with more, we’ll show you the numbers — and can list it for you instead.

About us

Based in Kingston. Invested in the Hudson Valley.

Hudson Valley Property Partners is a Kingston-based real estate investment firm focused on off-market multifamily, mixed-use, and commercial property across the four counties — and we buy houses and land too. We operate and renovate what we buy with local partners, so our offers are priced from what it actually costs to fix and run a property here.

When we make an offer, it’s our decision. On houses we pay cash; on larger buildings, how the purchase is funded is spelled out in the offer itself. No middlemen, and no assigning your contract to a stranger without telling you.

Straight answers

Questions sellers ask us

We start from what similar properties nearby have actually sold for, subtract the repairs — priced by our own renovation crew, not a national formula — and leave room for the holding and resale costs of owning it here. Every number is shown to you in writing with the offer, so you can check our math against any other bid, including a listing.
None. There are no commissions and no seller fees when you sell to us, and we pay the standard buyer closing costs. The number in our written offer is the number you plan around.
No. The offer is free and in writing, with no obligation and no pressure to decide on the spot. Plenty of sellers sit on our number for weeks while they sort out family, timing or a move — it stays good while you decide.
No — tenants in place is a benefit, not a problem. We buy occupied multifamily, mixed-use, and commercial buildings all the time. Tenants can stay right through closing, there are no broker tours through their homes, and we handle everything after. The same applies to a house in probate: we regularly work with executors and their attorneys on estate properties, and we can sign a contract that closes once letters are issued.
Storefronts with apartments above, small retail and office buildings, and mixed-use properties across the four counties — stabilized or with vacancy and deferred maintenance. Send the address and current rents and we’ll give you a straight answer fast, whether it’s a single building or a portfolio.
Yes. Our principals are licensed New York State real estate brokers. When we buy, we’re acting as principals buying for our own account — we don’t represent you in the transaction, and we encourage every seller to have their own attorney review the contract.
Then we’ll tell you. Every written offer comes with side-by-side numbers: what we can pay, and what listing would likely net after commissions, repairs and carrying costs. If listing wins, we can list it for you — we’d rather earn your business the honest way.

Local knowledge

What’s different about selling in Kingston

Rent stabilization (ETPA)

Kingston opted into rent stabilization, which covers many older buildings of 6+ units. It changes what a building is worth and who can buy it. We buy stabilized buildings — and we’ll explain exactly how the pricing works, in writing.

Historic districts

Stockade and Rondout review requirements slow traditional buyers down and scare off lenders. They don’t slow us down — we work in these districts already.

Open code violations

Many lenders won’t close on a property with open violations. We buy with violations open and resolve them after closing, on our dime and our timeline.

Home / Seller guides / Inherited house

Selling an inherited house in Ulster County: a step-by-step guide

Inheriting a house usually means handling it from a distance, on a deadline, with family involved. Here is the order things actually happen in Ulster County — and the decisions that matter most.

1 Get authority from Surrogate’s Court

Before anyone can sell an estate property, the court has to say who’s in charge. If there’s a will, the executor petitions for Letters Testamentary; without a will, a family member petitions for Letters of Administration. Until those letters are issued, no one can sign a deed — so file early. Ulster County Surrogate’s Court sits in Kingston, and most estates use a local estate attorney to handle the petition.

2 Protect the property while you wait

Probate takes time, and a vacant house doesn’t wait. Standard homeowner’s insurance can lapse or stop covering a vacant home, so notify the carrier and get the right policy in place. Keep the heat on through winter, keep paying the taxes and utilities, and keep every receipt — legitimate carrying costs are tracked as estate expenses and accounted for at the end.

3 Get everyone on the same page

More estates stall over sibling disagreement than over paperwork. One heir wants top dollar, another wants it over with. An independent written valuation — what the house is worth as-is, and what it might net listed after repairs and costs — gives everyone the same numbers to argue from, and usually ends the argument.

4 Decide how to sell

Listing generally brings the highest price, but it means a cleanout, repairs, showings and months of carrying costs — and someone local to manage all of it. A direct sale to a buyer like us trades some of that price for speed and simplicity: no cleanout, no repairs, no showings, and a closing date you pick. Neither is right for every estate. Run both sets of numbers before you decide.

5 Close and distribute

At closing, the proceeds go to the estate — not to individual heirs. From there the executor pays the estate’s debts and expenses, files what needs filing, and then distributes what’s left according to the will, or New York law if there isn’t one. Keep the paper trail clean and every heir can see exactly where the money went.

Talk to a professional first

This guide is general information, not legal or tax advice. Estates have deadlines and tax consequences that depend on your situation — an Ulster County estate attorney and a CPA are worth the call before you sign anything.

Handling an estate property?

We work with executors and their attorneys, buy as-is with the contents in place, and can sign a contract that closes once letters are issued.
